What Should You Do If Your Hot Water Heater Is Leaking

Performance Property Real Estate Question

Q: Our water heater is leaking? Do we have to replace it? What do you think we should do? Taylor, Wayne, NJ

A: Whether you should fix or replace a leaking water heater depends primarily on where the leak originates and the age of the unit. If the internal steel tank itself is leaking, the water heater cannot be repaired and should be replaced right away to prevent major flooding.

Before inspecting the water heater, turn off its power source.

When should you fix the leak?

If the water is dripping from replaceable exterior plumbing components or fittings, the problem can usually be repaired.

When should you replace the water heater?

If the leak is structural, repair is probably not an option

Use the 50% Rule: If a plumber quotes a component repair that costs more than half the price of a brand-new system installation, you should buy a new water heater. A new water heater will reduce your utility expenses because of improved energy efficiency.

Thanks for your question, Taylor.
