Smarter to Sell Home at End or Beginning of Year

Q: Do you think it’s better to sell a home at the end of the year or the beginning of the next year? Sharon, Lodi, NJ

A: Historically, there tends to be more home buyers searching for homes in late spring and early summer than at any other time of the year, so selling at that time may work to your advantage because there may be a higher likelihood you’ll find a buyer willing to pay the highest price possible for your home. Depending on your personal tax situation, it may be more advantageous to sell your home either at the end or beginning of the calendar year. If your goal is to net the most money when you sell a home, the most important factor to consider is competitive pricing–that’s because regardless of what time of year you choose to put your home on the market to sell, you will be competing with all the other similar homes for sale in your area at that time. Overpricing a home (asking for too high a price) almost always results in the home taking longer to sell and for the home to sell for a lower price, so it’s important that you use recently sold similar homes (sold comps) to guide you in arriving at an asking price.
